Our process
Our process is tailored, transparent, and shaped by our experience and expertise in renovation in Florida. Here’s what you can expect from the LTD Builders throughout your project:
Cost estimating
First, we evaluate your job to understand your goals and create a detailed proposal. We listen to what you love, and what you want to change. After we take in your vision, we’ll take measurements, complete a field sketch and take photos.
Then we will develop a clear, accurate proposal and cost estimate. We stand by our estimates — the agreed-upon project price will not change unless there is a change to the project scope, and we’ll shop around if needed to provide you with pricing you can count on.
Design & pre-construction
Whether you’ve come to us with drawings or we are developing the design, we’ll work in lockstep to review floorplans and perspectives, review selections, handle permitting and answer any questions you have. This is where we start to assemble our field team, order all materials, and populate your client portal with all the info you’ll need to stay updated throughout the project.
Scheduling and construction
Our attention to detail doesn’t stop once construction begins. We start your job when we say we will, and we will maintain that punctuality through the entire project. With LTD Builders handling your home remodel or new build, you will never look around and wonder, “Where is my contractor?” During the project, we’ll meet whenever needed, so you feel fully informed and involved. If scope changes arise, feel confident knowing that we will get your approval and a signature before making any changes to our agreement.
Team
We only work with the best to deliver exceptional results for your construction project. Our employees and trade partners are experienced, courteous, professional, and the best in our industry. We carry all of the licenses and necessary insurance to protect you and your home. We have connections in every trade and industry that are reputable, reliable, and trustworthy.
Project management
Stay fully up-to-date through multiple channels. We provide direct contact to our team, including our owners, throughout the project via phone, email, and text. In addition, you’ll have regular progress updates and visibility into our state-of-the-art project management software. This includes scheduling, progress photos, detailed information about your finish choices, and any change orders you’ve requested. Transparency is the key to our success.
After the build
We don’t consider your job complete until you are personally satisfied with the final product. Then, after you move in, you will be protected with a one-year warranty on our workmanship and an in-depth final walkthrough. We strive to build lasting relationships with our clients. Not only is the process of working with LTD smooth and easy, but we are here for support long after your build is complete.

Audra Von Minden Gossage
+ Founder & Creative Director
With nearly two decades of experience as a licensed general contractor, Audra brings vision and leadership to every project. After years in purchasing and project management for production homebuilders, she launched a small renovation firm that grew into what is now LTD Builders. Her passion for construction is matched only by her love of travel, which inspires her creativity and broadens her perspective on design and lifestyle.

John Gossage + Director of Construction
Jon leads all field operations with a hands-on approach and a wealth of experience. From ground-up builds to detailed renovations, he ensures every job runs smoothly and efficiently. When he’s not on-site, you’ll probably find him under the hood of a car — his favorite pastime.

Hugh Von Minden + Construction Manager
Hugh manages the day-to-day work on-site and coordinates with trade partners to keep things moving. He’s known for his easygoing nature and positive energy. Outside of work, he enjoys a good round of golf.

Kelly Orr + Permit Coordinator
Kelly is the go-to for everything permit-related, managing approvals and paperwork with the city and county to keep projects on track. When she’s not navigating permitting processes, she’s soaking up the sun by her pool or at the beach.

Michell Gomez + Project Developer
Michell handles estimating, budget tracking, and supports the design process. She makes sure each project runs smoothly and stays on budget. In her free time, she enjoys taking salsa classes.

Edwin Aspiazu + Lead Carpenter
Edwin brings craftsmanship and care to every detail on-site. Whether it’s finishing touches, repairs, or custom work, his hands-on expertise ensures high-quality results across all phases of construction. His work speaks for itself—precise, clean, and beautifully done. Outside of the job site, you’ll find him on the soccer field, enjoying the game he loves.
